I’ve always found that one of the best ways to begin to confront a complex task is to make a list. So here is my list of basic steps to help break down the complex job of selling a home into the essential steps.

Let’s get started! I can help you begin planning your home sale strategy right away. My team of experts can move quickly to gather all the information we need to start an informed conversation. You will immediately notice how our years of experience allow us to act swiftly and coherently to position your home for sale.

Shortly after our call, I’ll drop off a Pre-Listing Box. It’s a combination of information about how the Maggee Miggins Group works as well as some personal touches to help you prepare to list your home. Inside you’ll find a Pre-Listing Packet, that takes you through our client-focused approach, provides an overview of our marketing strategy, and shows you how we will position your home for a successful sale. I also put in some extra lightbulbs, scented candles, and other touches that will save you time when we get your home ready for showing.

Our first meeting is where we get down to brass tacks. This is where we can begin to discuss how your hopes for a sale mesh with realities of the market, activity in your town and your neighborhood, and the overall presentation of your home. Here is some of what we’ll cover:

  • First impressions are critical. I’ll start out doing a "prospective buyer walkthrough". This is always the first thing I do (after saying hello, of course!) because I want to get a sense of your home the way a buyer would: the absolute first impression. That’s how buyer’s make decisions. We will always try to educate them about the benefits of your home, but it is crucial that your home engages them when they first walk through that door.
  • Information is power! I will come to our meeting fully prepared to talk about the recent sales history in your area and sales conditions in your neighborhood. It is important to remember that buyers have access to more information than ever before so it is likely that they will know a great deal about sale prices and will judge your home’s value in that context. We need to anticipate their point-of-view, enhance your home’s obvious value wherever possible, and price accordingly.
  • Timing is everything. We will discuss exactly when you anticipate selling your home. Market conditions are highly dynamic so it is critical to gather the most relevant market information, which means the most up to date! We can also discuss natural market cycles and whether there might be a strategic advantage to bringing your home online right away or waiting a bit.
  • Pricing is alchemy. There is a lot of science behind correctly pricing a home for sale, but it is just as much an artform. When you work with me, you gain the benefit of over a decade of buying and selling homes for clients in this area. There are few who can price a home as well as I can – just ask my clients!
  • You must be ready. Once you say "go", my team and I will work with intelligence, focus and tenacity to get you the price you deserve. But we can’t do it alone: you are the most important part of the team! After reviewing everything, I’ll ask you if you’re ready to sell your home. I need you on board and want to make sure that you are ready to take your next step forward.

  • Mail 500 Just Listed postcards in your neighborhood and surrounding areas
  • Post your home information on the Internet on multiple websites to ensure high traffic
  • Schedule and hold open houses
  • Notify all potential buyers with details of listing via email blast of database
