I’ve done them differently this month and will continue to follow this format moving forward. I hope you will like the change. I have decided to take the original list date and list price when compiling the data. More labor intensive and yet a truer snapshot of the market. The data is taken from our Garden State Multiple Listing Service. Too often both sellers and buyers have unrealistic views of pricing.  It has been my experience that a seller may remember the original list price of a competing home and not realize that in between time listed and sale there may have been price reductions and lower closing prices. Very often they only remember the original list price. On the flip side buyers think that bargains abound and yes they do in some instances and yet in some home sales we see shorter days on market translate into higher sale prices. So buyers need to know that not every home has a fire sale discount.

Now of course some agents who pick up the listing when it expires  or those agents who take their listings off the market via a withdrawal and put it back on the same day with a new multiple listing number and a redo on days on market may not be happy with this formula yet I believe the tech savvy buyer or the one who is really in the market sees right thru this.

I also believe in the long run this will help the sellers see the advantage of pricing correctly to get their home sold. I promise it gets a bit tedious keeping your home in pristine condition for the buying public. By the third week keeping the home looking “hotel ready “ as I call it gets to be a drag. It’s a price war and a beauty contest and you have to win both.
